-Built structured finance rating business for Fitch in the emerging markets of Asia, Australia, Latin America and Canada. Responsibilities include: hiring, training, and supervision of staff; development of credit policies given unusual real estate dynamics and local laws; and implementation of new business initiatives to increase awareness of Fitchs services. Examples of unusual credit situations include fast pay down structures, coping with a regions lack of title insurance, valuation of properties with no income generation, and credit adjustment for jurisdictions with clean resolution procedures. Through public speeches, research papers, and one-on-one meetings, I educated issuers, investors and bankers in the securitization process. Directed credit rating committees on transactions rated by the International Structured Finance Group.

-Developed the pioneering Fitch model for evaluating sub- and non-performing commercial mortgages and contributed to development of most other credit policies of the group. Specialized in single-borrower transactions, office property evaluation, unusual multifamily types such as housing cooperatives and government sponsored housing programs, variations in pay structures and real property tax liens.
