Short Biography:

EW #1122 specializes in redevelopment, planning “product with market” and variety of Real Estate related services such as Expert Witness Work, Asset Management, Financial Analysis, and Management Practices Seminars.

He has been specializing in executive-level real estate management and development since the mid-eighties. EW #1122  most recently served as Vice President, Regional Director of Operations for Grubb & Ellis Management Services, Inc. where he oversaw the property and facilities management operations of the western region. He originally provided a critical role to Grubb & Ellis in the growth of its western region operations from 2.5 million up to 30 million square feet in two years, including assisting in three successful company acquisitions. In addition, he was responsible for the restructuring of the merged firms resulting in the creation of Grubb & Ellis’ western region services platform.

● Managing Director, National Accounts. Supervise all transaction work for US Bank, East West Bank and others. Acquistion officer for $150m. investment fund. New business development, Standards of Care for the firms operations.

Grubb & Ellis Management Services, Inc. September, 1997 to April 2001.
● Vice President, Director of Operations, Western Region, supervised and maintained the operations of Grubb & Ellis Management Services, Inc. (GEMS) western region field staff with an emphasis on larger projects, monitor profit and loss for GEMS western region and recommend strategies to improve profitability, direct and support business development activities as requested and implement company policy. Acted as development officer of the Building Owners and Managers Association (BOMA) award winning www.Figueroacourtyard.com , assisted with the assimilation of three acquired companies to create GEMS western region platform. Instrumental in winning Wells Fargo Center and eBay, Inc. projects along with other lessor assignments. Assisted with all aspects of third party business unit growing from 2msf to 30msf in 24 months. Circle of Excellence Winner 1999 and 2000 for top 5% of performers nationally.

● Management consulting on various projects including; Asset Management of 2,321 multi-family units in Texas supervising Insignia, Direct Management of 15 large complexes for RCMI, an entertainment related client and numerous related partnerships consisting of approx. 4,000 units in Southern California, Nevada and Texas. Projects included pre-development work on a 140 unit high-end project in Tyler, Texas and the construction and opening of a 250 unit high-end project in Sacramento, California. Commercial and retail projects have included daily supervision of four (4) office buildings consisting of 500,000 s.f. and two (2) out of state retail centers consisting of 500,000 s.f. Additional projects have included the acquisition and re-building of 7 multi-family buildings. Buyers broker on approximately $100 million in completed multi-family acquisitions in Texas. Tenant Rep. broker on an 18,000 s.f. lease transaction valued at $2+ million in Los Angeles, California.

ConsultingRealty Services, Inc., - Jan. 1992 to Oct. 1992
*Vice President, Primary responsibility focused on the redevelopment of Beverly Hills Wilshire-Doheny Plaza, a 324,000 sf NRA tower Completed the $10,100,000 remodel of the lobby, valet and exterior facade and developed retail store-front remodel plans with Lowe as General Contractor and Andrews/Rothenburger Architects. Repositioning the project as "9100 Wilshire". "9100 Wilshire" made "Building of the Year Finalist" in the BOMA awards.

CB Commercial Real Estate Group, Inc. – Nov. 1988 to Dec. 1991
● Director of Operations, Assistant Vice President, Southern California Region, portfolio consisted of 3,300,000 sf NRA of commercial real estate valued in excess of $665,000,000.
Responsibilities include: Supervision of all operating aspects of: The Academy-CRA Project (North Hollywood); Pacific Corporate Towers (El Segundo) The Tower-Burbank, Plaza Le Reina, 801/700 North Brand and Sherman Oaks Plaza. Levels of Authority includes: budget approvals, on-site spending levels, regional check signing, on-site staffing, regional CB legal issues, regional office financial performance and standard operating procedures and most significantly, client and tenant relations. Named Most Outstanding Building Manager nationwide for 1990. Pacific Corporate Towers—BOMA Building of the Year.

● General Manager, CB Commercial, The Tower-Burbank, 32 stories, 500,000 sf NRA and supervision of the Television Academy of Arts and Sciences Project in North Hollywood, 250,000 sf.; both owned by KG Land.
Level of Authority included: Decisions on all items or services to be purchased, approve invoices, negotiate contracts for services, direct employees and contractors, establish operating policies and procedures. Combined NRA approximately 750,000 sf with combined operating budget of $5.2 million. Opened Tower-Burbank and saw occupancy to 95%, including the start-up of a shared tenant services (telecom) using an AT&T system 85 digital switch. BOMA building of the year.

Trizec Properties, Inc. - May 1988 to Dec. 1988
● Property Manager, Encino Gateway, 22 stories and Valley Center, 18 stories, 534,100 sf NRA, combined operating budget of $3.5 million.

Cadillac Fairview Urban Development, Inc. - June 1985 to May 1988
● Property Manager, opening of 6500 Wilshire, 23 stories, 500,000 sf NRA, operating budget of $3.2 million.
● First Assistant Manager, First City Center, 50 stories, Dallas, 1.3 Million sf NRA, operating budget of $8.5 million. Additional projects included: Base building warranty work, and preventative maintenance. Worked with Phillip Johnson/John Burgee Architects in the opening of Momentum Place (60 story 1.5 M sf Tower) primarily with garage operations and construction, tunnel connections, retail tenant buildouts and renewals, and substation relocations.
● Second Assistant Manager, Two Houston Center, Houston Center Complex, 40 stories, 1.0 million sf NRA, operating budget of $5.9 million. Additional projects included: Budget, operating expenses and historical analysis on the Houston Center Four Seasons Hotel and Four Seasons Place Apartments, 90% owned by CFUD, Inc.
